The financial centre's expansion is planned as a district where the core function stays office space, with housing added sparingly: per the launch data, it accounts for about 12% of the built area.
The second consequence of the same plan: commercial units in the new DIFC are not sold as freehold. For an investor eyeing an office in the financial centre, that closes off that route — leaving housing as the only way to own square metres here.

One-bedrooms from 846 sqft (78 m²), two-bedrooms from 1,460 sqft (135 m²), three-bedrooms from 1,898 sqft (176 m²). A separate line of duplex penthouses runs from 3,437 to 4,489 sqft, i.e. from 319 m².
Sizes here run noticeably above the average for central districts: 78 m² for a one-bedroom is a 'live-in' format, not a compact investment unit.
Payment plan
The schedule is strict: 5% on booking, 65% on signing the sale-purchase agreement, 30% on key handover in Q4 2029.
Most of the sum is paid right at the start rather than spread across construction. This is fundamentally different from the familiar 40/60 or 50/50 plans: the money is locked in five years ahead, and there's essentially no installment mechanism here.
Sizes, unit mix, payment plan and handover date come from the developer's materials at launch, 10 February 2026. The district's residential share and the absence of commercial units for sale are from the same materials.
