Where it is
Stabio is a town in the Italian-speaking canton of Ticino, on the Italian border: 18 minutes to Como, 40 minutes to Milan, 2.5 hours to Zurich. Nearby are a railway station, a university and the architecture academy in Mendrisio.
The project is run by Keturah — a brand known in Dubai for Keturah Reserve and Keturah Resort. Stabio is their European project, and the logic is the same: a gated community where the architecture works for wellbeing.
Format: low-rise buildings, 160 apartments in total — studios, one, two and three bedrooms, floor-to-ceiling windows, full furnishing, spacious terraces and landscaped gardens. Amenities: fitness, concierge, coworking, a green zone, bike storage, a garage, a playground. Minergie building certification — the Swiss standard for energy efficiency and comfort.
Terms
The starting price in February 2024 was from $410,000. Payment plan 50/50: half during construction, half on handover. Handover was announced for Q3 2026, entry was through an EOI.
Switzerland is a jurisdiction with its own rules on property purchases by foreigners (Lex Koller), and they restrict non-residents significantly. This is the first thing to establish before submitting an EOI, not after.
