Lunaya's villas and townhouses were spoken for by August 2026 — only a handful of open lots remained. The project's continuation comes as apartments: three buildings, seven storeys each, 63 apartments in total.
The apartment payment plan is 25% during construction and 75% at handover. As with anything where most of the price is due at handover, it's an easy entry paired with a firm obligation by the delivery date.
The "apartments inside a villa community" format echoes The Wilds's logic: supply is limited by the master plan itself, not by a sales-desk decision.
Lunaya is built by Zaya, a developer with Al Barari, Nurai Island and Zuha Island behind it. The location is Jebel Ali, away from dense development, betting on greenery and lagoons.
That's an important detail for judging it: Al Barari defined a whole genre in Dubai — low density, lots of water and greenery, expensive upkeep. Lunaya reads as a continuation of the same approach in a different location.
