Where it is and what's announced
Ghantoot is a stretch of coast sitting exactly on the border between the two emirates, off the exit from Sheikh Zayed Road. Dubai and Abu Dhabi are roughly equidistant from here, and that sets the scenario: a second home and seasonal rental rather than housing for a daily commute.
The master plan covers 4.8 million square metres. The project is run by ORA Developers together with ADQ, Abu Dhabi's sovereign holding company; for ORA this is its first entry into the UAE market.
Composition: three-to-five-bedroom villas and townhouses with beach access, entry from AED 2.75 million, handover announced for Q1 2029. Payment plans are quoted from 10% on booking, then by construction stage.
How to read this
A developer's first project in a market new to them is always a separate risk. Look not at ORA's portfolio in Egypt but at who the contractor is here, how escrow is set up and what's written about delays.
ADQ's involvement reduces this risk but doesn't remove it: a state partner is responsible for the land and the master plan, not for your villa's handover date.
