Where it is
Al Jurf is a stretch of coast exactly midway between the two emirates, off the exit from the E11 highway. Dubai and Abu Dhabi are roughly equidistant — about an hour — and that sets the scenario: a second home and seasonal rental rather than housing for a daily commute.
The community is built around water: artificial lagoons with canals, a marina, a beachfront line. Villas sit along the canals, with some on the first line to the water.
The developer is IMKAN; the sector is referred to in the documents as Ghadeer Al Tayr. This is not the same as Al Ghadeer Gardens by Aldar, which sits inland near Industrial City — this one is on the coast.

The final payment on this building falls in 2026 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
