The Springs is one of Dubai's earliest villa communities: rows of houses along artificial waterways, grown landscaping, amenities that have worked for years. Every purchase is a resale, and houses of this age carry a predictable list of works.
What comes due
- Air-conditioning plant, at or past its design life, replaced entirely at your cost.
- Roof and external finishes after two decades of sun.
- Windows and seals, which drive the cooling bill.
- Plumbing runs — in a house a leak is your problem in full.
- Kitchens and bathrooms, which decide whether the house lets at the top or the bottom of the range.
The key difference from an apartment: a villa community has no service charge quietly accumulating for these works. The community charge maintains shared landscaping, security and facilities; your house is a budget you fund yourself and are free to defer — which is exactly why deferred maintenance is common here and very visible in resale prices.
What the age gives in return
- Grown trees and shade, which cannot be bought in a new community at any price.
- Proven amenities: schools and shops have operated for years, and you can see which survived.
- Real data — rents, prices, days on market and charges over years rather than a projection.
- Position. The first communities were built close to the city and beat newer outer ones on commute.
What to check
- A building survey — on a house this age it always pays for itself.
- The age of the air-conditioning plant and when it was last replaced.
- Community charge, its trend, and what it funds. Dubai has no annual property tax; this is what replaces it.
- What may be extended: plot coverage, setbacks and community rules.
- Transaction comparables for the same house type, not community averages.
Who it is wrong for
Anyone who will skip the survey or has not budgeted for renewal. The discount for age is real, and so is the work behind it.
