Liwan: at the cheap end, voids decide the outcome, not the headline yield
Dense low-rise housing at some of the lowest prices in Dubai. The number quoted in the listing is the least reliable figure in the whole market.
Liwan is dense low-rise development at the lower end of the price range. Apartments here are bought for income, and in this segment the outcome is decided by figures that never appear in the advertisement.
What the low price genuinely buys
- A high rent-to-price ratio. Rents do not fall in proportion to capital values, and that is the entire argument.
- A large, stable tenant base. A great many people work in Dubai on modest incomes and need affordable housing; that demand is structural and grows rather than shrinks in a downturn.
- A low entry point, which lets a small budget own something rather than nothing.
- Low service charges in absolute terms, which matters a great deal against a modest rent.
What actually decides the outcome
- Voids, not rent. A cheap unit with a high headline yield and three empty months returns less than a more modest one that never sits idle. Model twelve months of costs against an honest number of let months.
- Service-charge collection in the building. In cheap buildings arrears are common, and they reach the paying owners through drawn-down reserves and deferred maintenance. Ask what proportion of the budget was actually collected in each of the last three years — that single figure says more than the charge itself.
- The specific building's condition and management. Here more than anywhere, this separates a good buy from a bad one at the same price.
- Whether you have local management. This segment is management-intensive; an absent owner without a good agent will underperform the model badly.
Limitations to accept
- Capital appreciation is not the story. Abundant land and abundant supply cap it.
- Resale is slow and the buyer pool is narrow — other yield investors, who are price-driven.
- Financing is harder. Some lenders limit or decline lending at the cheapest addresses, and that constrains your future buyer as much as you.
- Net yield sits well below gross — service charge, management, voids and maintenance take a bigger proportional bite here than in the mid-market.
Who it is wrong for
Anyone expecting appreciation, anyone who may need liquidity, and anyone buying on a headline yield without local management in place.
