Ginco Properties: building in Business Bay, where supply is the whole question
A developer with a tower under construction in Business Bay. The district has plenty of demand and even more supply — and that ratio, not the building, decides the outcome.
Ginco Properties is building a residential tower in Business Bay. The district's fundamentals are good and widely understood; the variable that actually decides an individual purchase there is supply, and it is the one least often examined.
Why Business Bay works
- Central position beside Downtown, with metro access and the main arteries.
- A working population inside the district, which supports long lets from people who walk to the office.
- The canal, which gives a genuine amenity and a view premium for units that face it.
- Deep transaction data. The district trades heavily, so price and rent can be checked against real comparables rather than asserted.
Why supply is the whole question
Business Bay has been under continuous construction for many years, and a large number of towers complete in any given period. That has two direct consequences for a buyer:
- New supply competes with you immediately. A tenant choosing between your unit and a brand-new one completing the same year picks on price and condition, and the newer building usually wins on both.
- Views are not permanent. A canal or Downtown view can be closed by a tower on a plot you do not own. Check what is approved between you and the outlook you are paying for — this is the most valuable single check in the district.
The practical response is not to avoid the district. It is to weight position within it heavily: a unit facing the canal with nothing buildable in front is a different asset from an identical one facing a construction site, and the price gap between them is usually smaller than the difference deserves.

What to check
- What is approved on the neighbouring plots, and the height permitted there.
- How many units complete in the district within two years of your handover.
- Achieved rents by orientation, from live listings — canal-facing and inland-facing are separate markets.
- Service charge in comparable delivered towers nearby, with history.
- Escrow, Oqood, the contractor and the delay remedy.
- Parking allocation and short-let permission, both decided at building level.
Who it suits
- Buyers of well-positioned units with a protected outlook, who have checked the neighbouring plots.
- Long-let investors targeting people who work in the district.
- Not a buyer paying a view premium without checking what can be built in front of it.
