In international housing price comparisons Dubai holds 8th place in the world for the cost of apartments in the city centre. At the same time it shows the largest growth over a five-year period: +122%.

Eighth on price and first on growth describes a market that is catching up. Dubai started from a level noticeably below the world's financial centres and closed part of the gap over five years without closing it: Hong Kong, London, New York and Singapore are still well ahead on absolute price.
Two opposite conclusions follow, and both are correct.

- The optimistic one: while the price sits below comparable centres, the potential for convergence remains — particularly with zero income and capital gains tax.
- The cautious one: 122% over five years is the part of that convergence already realised. A 2026 buyer enters at a different price from a 2021 buyer, and has nothing on which to repeat the same result.
What to do with this knowledge
Not use it as an argument in both directions. The ranking's practical value is elsewhere: it shows that central districts — Downtown, DIFC, Business Bay — behave differently from the periphery. They have less new supply, a higher share of foreign buyers and steadier prices in a weak phase of the cycle.
That is exactly why, in cooling periods, mass-development districts fall first while central addresses lose transaction volume but not price.
