Al Fahad Holding: parking, the cheapest thing that changes your rent
A developer with a tower in Barsha Heights. Parking allocation is a line most buyers skim and tenants treat as decisive — and in some districts it is worth more than the finish.
Parking appears in a specification sheet as a single line and in a tenant's decision as a threshold condition. In a car-dependent city with dense apartment districts, that asymmetry is worth exploiting.
Why it matters more than buyers assume
- Most tenants drive. Public transport covers parts of Dubai well and much of it not at all, so for a large share of renters a parking space is not a preference.
- Street parking is not a fallback in dense districts — it is paid, contested, and in some areas effectively unavailable.
- An additional space is a genuine rent premium for a couple or a sharing household with two cars, and it costs you nothing once you own it.
- On resale it is a differentiator between otherwise identical units, and one that a valuer will actually record.
What to establish, precisely
- How many spaces come with the unit — one is common for a one-bedroom, but not universal, and studios frequently get none.
- Whether the space is titled or allocated. A space on the title deed is yours and transfers with the property. An allocated space can, in some buildings, be reassigned.
- Whether it can be sold or let separately, and whether spare spaces exist in the building to rent.
- Where it is. A space on the third basement by the ramp is not the same asset as one by the lift lobby.
- Visitor parking provision, which affects daily life and is usually inadequate.
- Whether the building charges separately for parking in the service charge.
The district question
The value of a space varies sharply by district. In a mid-market tower cluster with no metro within walking distance, it is close to essential. Near a metro station in a well-served district, some tenants will genuinely trade it away. Check what comparable listings offer and what they achieve — the premium is visible in live listings and it is district-specific.
How to use this
- Prefer units with an extra space where the price difference is small; the rent premium usually outweighs it.
- Ask about surplus spaces in the building — buying or renting one and letting it with the unit is a cheap yield improvement almost nobody does.
- If a unit has no parking, price that in properly rather than treating it as a detail. It narrows your tenant pool permanently.

- Service charge and whether parking is a separate line.
- Achieved rents with and without a space, from live listings.
- The title deed, to confirm exactly what you are buying.
