Why it matters specifically for property
Buying an off-plan unit in the UAE isn't a one-off payment — it's a schedule stretched over three to four years. Every instalment converts at that day's rate. On a payment plan running into the millions of dirhams, a swing of even a couple of rubles per dirham turns into hundreds of thousands of rubles per instalment.
What this means in practice
- It's worth timing scheduled payments to periods when the ruble is stronger, rather than paying strictly on the last day of the schedule.
- Paying future instalments early is a legitimate way to lock in a favourable rate, if the developer's payment plan allows it. Check in advance — not every plan permits it, and some even offer a discount for it.
- Currency reserves. Holding part of your funds in dirhams or dollars when the rate is favourable is a way to stop depending on the exact payment date.
What not to do
Don't base an investment decision on the exchange rate. Buying property abroad is first and foremost an asset, not a currency bet — if the property itself is a poor choice, a good entry rate won't fix that. The rate affects the size of the payment, not the quality of the investment.

One more caveat: the dirham's dollar peg means the currency risk here is entirely on the ruble side. A weaker ruble makes future payments more expensive, a stronger one makes them cheaper, and nobody can predict which over a three-year instalment plan.
