The company's first project is not a cautious trial run but an immediate move into the premium segment with a full set of partners usually available only to developers with a history: an international hotel operator and a dedicated marketing agency. A start like that requires either significant capital or connections able to persuade partners of that calibre to work with a debutant.

For this project, I first check the escrow account and actual construction progress on site rather than the sales agency's marketing materials — with no delivery history, that is the only objective indicator available. From there I ask the developer directly about its construction background before this project — which specific properties were delivered and to what standard, not the general claim of twenty years of experience.
And separately, I walk the client through the management agreement with the operator — what exactly Kempinski guarantees versus what falls to the developer as a separate party to the deal — because a recognisable operator name does not substitute for the developer's liability under the sale and purchase agreement.
