The market is mostly leasehold — 25 to 30 years with extension — and it is bought predominantly in cash. Hence both the different yield and the different resilience.

The legal side has become transparent: deals are registered officially and the grey schemes are being squeezed out. Projects are getting more considered and more specific — the competition is no longer about price but about the idea.

And the thing to know before any calculation: freehold does not exist for a foreigner in Bali — there is a right of use, a 25–30 year lease and purchase through a company.
